Every building acquisition, adaptive reuse project, or major renovation begins with a question: what is this structure, really? Structural due diligence studies provide the answer. Whether the project is a single structure or multi-building campus, our due diligence studies help building owners make sound decisions for their planned building purchases, relocations, renovations, conversions, removal or addition of internal or external structural features, seismic ordinance compliance, damage repair, maintenance, and overall conditions for long-term and master planning.

We assess current structural conditions and existing drawings (if available), deficiencies, and seismic vulnerability—flagging conditions that could affect a planned scope, schedule, or budget and then provide findings and recommendations. Our studies frequently lead directly to concept designs and continue construction design and administration, without losing continuity because we understand the building.

We evaluate modern as well as historic buildings with varied older concrete and masonry construction, pre-code structures, and multiple modifications. Examples include purchases of office and apartment buildings, a police substation renovation, a 1900s Beaux Arts hotel conversion to affordable housing, a 1920s apartment building penthouse addition, a historic 1920s YMCA adaptive reuse conversion to multi-family housing, a 1930s historic building relocation, and a 1930s metropolitan train station.
