Structural Focus has spent 25 years designing multi-family housing projects across Southern California. We've designed ground-up apartment buildings and student residence halls built to LEED Gold standards. We understand the structural systems common to multi-family construction, from wood-frame walk-ups and podium buildings to concrete mid-rises. 

When new construction is not an option, retrofitting or adaptive reuse of an older building preserves affordable housing stock that often cannot be easily replaced. We have converted historic civic buildings into mixed-income apartment communities, retrofitted wood-frame apartment buildings in place, and relocated and restored historic residences for university faculty housing. 

We collaborate with the owner’s project team from early concept design through construction administration. Early involvement lets us shape the structural strategy for a multi-family project: unit efficiency, floor-to-floor heights, acoustic separation between units, and the phasing required when residents remain in place during construction. In occupied buildings and active campus housing, minimizing disruption is as important as the structural work itself. We approach every detail with the operational realities of residents, property managers, and facilities teams in mind.
